We provide professional, photographic inventories and Condition Reports. For your peace of mind we complete professional photographic inventories with Imfuna, capturing an accurate presentation of the property on Check In
Property Maintenance. If the problem requires professional help, we have a list of approved contractors.


Our Comprehensive Management Service
- We will visit your property and give advice on presenting it to its full potential and a realistic rental valuation
- We will take photos and prepare floor plans to present your property at its best
- We will accompany all prospective tenants around your property
- We will credit check and reference tenants over the age of 18. We will also perform the government “Right to Rent” check
- We will provide an assured shorthold tenancy agreement
- We will provide a tenants handbook and government “How to Rent” booklet
- We will lodge 5 week’s rent as deposit with the Government Independent ‘Deposit Protection Service’ and issue Prescribed Information
- We will complete a full condition, inventory report and a risk assessment report
- We will move the tenants in, and hand the keys over to them, gain signatures of agreement on the condition report, and take meter readings with them
- We collect monthly rent from the tenant and pass that on to the Landlord. Statements are sent via email at the end of each month
- We are the first port of call for the tenant should any maintenance be needed. We use industry leading software – GNOMEN – a transparent portal to manage all maintenance issues
- We inspect the property after 1 month and every 4 months thereafter
- We move the tenants out at the end of the tenancy, regain agreement as to the ‘condition report’ and liaise with the Deposit Protection Service to refund any deposit
- Our fees are based on 14.4% inc VAT of the monthly rental income

- 240.00 (inc VAT) = £200 + VAT Initial Tenancy Set Up
- This includes advice on presentation, full marketing suite of professional photographs, floorplans, advertising on Rightmove, accompanied viewings
- Tenant referencing for upto two tenants

- Obtaining references from current / previous employers / landlords ( and any other relevant information to assess affordability )
- Contract negotiation (amending and agreeing terms)
- Arranging the signing of the assured shorthold tenancy agreement
- Deposit registration
- Register landlord and tenants’ details, and protect the security deposit with the Deposit Protection Service (DPS)
- Provide the tenant(s) with Deposit Certificate and Prescribed Information within 30 days
- Conduct the Inventory
- Accompanied Check-in
- Attending the property to welcome tenant(s)
- Confirm the Inventory and Schedule of Condition
- Explain the operation of appliances
- Highlight the location of utility meters, stop-cocks etc
- Check that the smoke alarms and carbon monoxide detectors (if relevant) are present and in working order

- Visual Check in compliance with the Homes ACT 2018 on the first day of the tenancy. FOC
- Additional Tenant Referencing ( review rent in accordance with current market conditions and advise landlord, negotiate wi the tenant(s), serve Section 13 Notice if the tenancy is on a periodic basis, issue new Assured Shorthold Tenancy Agreement to both parties for signature, issue mandatory documents on renewal. £30 per tenant
- Guarantor Referencing (Credit referencing, preparing Deed of Guarantee ). £60 per guarantor
- Permitted Occupier Fees (explaining to any permitted occupier their rights and responsibilities towards the named tenant and landlord £60 per permitted occupier)
- Landlord Withdraw fees (before Move In). £240
- Additional Property Visits (for additional visit over an above the 6 monthly inspections included in this agreement). £30 per visit
- Right to Rent Follow Up Check. (undertaking a repeat check in person a time limited visa in accordance with the Immigration Acts 2014 and 2016. Notifying the Home Office should an illegal overstayer be identified £60 per check
- Termination of Management During a Tenancy (advising the tenant of the change and the position of the security deposit, transferring the security deposit to the landlord or new agent, notifying utility providers and local authority where necessary, returning all relevant documents held by the agent to the landlord. 80% of a month’s rent per tenancy
- Court Attendance Fees. £100 per hour
- Interest on unpaid commission, from the due date until paid. 3% above Bank of England Base Rate
- Contractor Commission (arranging and facilitating the visit of a vetted professional trades person. FOC
- Submission of Non-resident Landlord Receipts to HMRC (Quarterly). Remit and balance the financial return to HMRC on both quarterly and annual basis. £100 per quarter
- Additional HMRC Reporting. (responding to any specific queries relating to either the quarterly or annual return from either Landlord or HMRC). £50 per request
- Provide Annual Income and Expenditure Schedule. £100
- Managing Contracts for Refurbishments over £5,000 (arranging access, assessing the costs with any contractors, ensuring the work has been carried out with the specification of works, retaining any resulting warranty or guarantee). £10% of the contractors net invoice.
- Obtaining more than three contractor quotes. £50 per quote
- Vacant Property Management. (visiting the property to undertake visual checks on the inside at a frequency mutually agreed with the landlord. Maximum visits one per week. FOC
- Management Take Over (Taking over the management of an ongoing tenancy, ensuring all statutory compliance has been undertaken, confirming everything under “Set Up Fees”, Receiving and Protecting the security deposit, Providing all the necessary legal documentation to the tenant). FOC
- Deposit Transfer. (changing a protected deposit during a tenancy). £60nper deposit
